American Tree & Landscaping

American Tree & Landscaping, has been hired to remove trees and bushes that is over our roads in GWCC, Inc.

They have been hired to trim back to the center of our ditches, approximately 20’ from center of our roads, within the right of way for GWCC, Inc and to the the height of our power lines at the cable line height, the brush and trees that have encroached on our roads. This can include remove some trees at the discretion of American Tree.  The reason for this work is to provide safe passage and the ability to see clearly at intersections for school buses, delivery trucks and vehicles as well as our GWCC membership.

The board met with American Tree and discussed the scope of work. Any GWCC Member who has a question please contact a board member – Mark Bonner (703.303.7809) is the lead for this work.

This work will commence today (August 27) and will be completed within the next 1-3 days.

This work is being done in anticipation of all of resurfacing all of GWCC, Inc roads to begin sometime in September of 2022.

Work Starting Soon In Our Community

We have four projects that we are going to be starting soon.  If you have any comments or concerns please let us know.

  • Hanna Nixon was cleaning up around our entry sign earlier this summer and noticed that there was a lot of rot on the sign.  So she volunteered to help out the board and research our replacement options.  She found the replacement and we are just dotting I’s and crossing T’s….
  • We will be hiring a company to come in and trim low branches and clean up along the sides of the roads…
  • You may have noticed that there are markings on the roads in the neighborhood.  That is because we are getting ready to complete the annual road patching.  This year the patching is only going to happen in those areas that are pretty bad…
  • Finally our roads are going to get a new finish.  We are finalizing a deal to get all of the roads tar & chipped in the fall..

Gaila Woods 2022 Annual HOA Meeting

The annual Gaila Woods board meeting will be held at 13876 Napa Drive on Saturday, May 7, 2022 from 5:00 PM to 7:00 PM.  Please bring your own chair – event to be held in driveway but in case of rain we will move into garage.

This event had to be cancelled the last two years so we hope to see you this year!

Post Storm Clean-Up

It has been almost two months since we enjoyed the storm that knocked out power to most of our neighborhood for a couple days.  Lots of trees came down and some of those trees are still sitting right next to the road.  Maybe you have not had time or maybe you do not have the proper tools to cut up and remove the debris from the side of the road.  I would like to offer this post for neighbors to help neighbors…. 

If you need help clearing debris or are offering help with clearing debris please comment below.  We should work together to get everything cleaned up…THANKS!

SNOW ANNOUNCEMENT

This snowstorm has been the worse in regards to damage since we moved into the neighborhood in 2013.  There are trees down and power lines down all over our neighborhood roads.  Please be careful around downed power lines and the trees resting on them.  NOVEC is aware and will get to us as soon as they can.  The fire department has also responded because one of the trees near my house on Napa was on fire.  They have made sure that other than above that things are safe – they told me that that at least on Napa the power is off back to Bethel.

Parking In Gaila Woods

We received an email this week from a concerned homeowner regarding parking policies on our community’s streets.  As a reminder while not against any HOA rules the parking on the side/shoulder of the road should be only used for a very short term basis for guest and other needs.  Permanent parking on the shoulders is hard on the roads – especially because of the type of construction of the roads.  Also the parking of commercial vehicles on the roads in Gaila Woods is always prohibited.  Please park all commercial vehicles on your own property.

IMPORTANT: Trash Service Reminder

It has been brought to the boards attention that a trash company other than Disposal Services, LLC has been seen in our community.  If you are a home owner or renter in Gaila Woods and you have trash service through anyone else besides Disposal Services, LLC that your service will be cancelled by the board and it will be up to you to figure out how to get your money back.

Our roads cannot support larger trash trucks!  A typical trash/recycler hauler weighs 33,000 pounds empty and around 51,000 pounds full.  Our roads have a weight restriction of 35,000 pounds (signs posted on either end of Bethel Road).

As a board, we do not want to get involved with deciding on which vendor individuals can use but in this case we had to make an exception.  The roads within the community may look like the same construction as Token Valley but they are much different.  We have tar/chip roads which cannot support as much weight as regular paved roads that you see throughout the county.  Our roads are also privately owned so as an HOA we can and will decide on the use of our roads.  

When Patriot told us they were cancelling the trash service with Gaila Woods we (the HOA) contacted every trash company that services our area.  Each company had to agree to provide service using the smaller trash haulers on our roads and offer individual customer billing.  In return we would allow them to be the sole trash disposal provider for Gaila Woods.  Disposal Services was selected to provide these services because they were one of very few that would agree to our terms.

Any other disposal company that is seen driving on our roads will be asked to stop servicing their customers and if that does not happen we will use the legal system to get them to stop.  Any questions please reach out to a board member or email gwcc_board@gailawoods.com

GWCC Board Approves New Trash Disposal Company For Gaila Woods

As you are hopefully aware already, our community needs to source a new disposal company.  Patriot Disposal has decided to change their business model and not service communities that require individual customer billing.  As of September 30, 2021, Gaila Woods will be without a trash service provider.

The difficulty in finding a new disposal vendor has not only to do with individual billing but also with the construction of our roads, i.e., finding a company that agrees to bring a smaller sized garbage truck into our community.  This is the sole reason that the HOA is involved with this change.

It took some effort, but we have worked out an agreement with Disposal Services, LLC, and they will provide service to our community starting with their first pickup on October 6, 2021.  If you want to continue trash service, you will need to contact them to set up your account.  Starting in October the new pickup day for trash AND recycling will be on Wednesday mornings.  They will be providing new cans the exact same size as the current ones we have from Patriot.  The cost is $30 per month for both trash and recycle or $20 per month for just trash (billed quarterly).  The new 96 gallon trash toter and (if you select recycling) the new 64 gallon recycling toter will be delivered on September 29, 2021.

Please put your cans out on Tuesday evenings and take them back to your house by Wednesday evenings.

Community Yard Sale?

I am having a multi-family yard sale at my house on Napa on August 21st (rain date August 22nd) and would like to know if any other homes in our neighborhood would like to participate?  I plan to post several notices in various places announcing the yard sale and do not mind adding more addresses – or even the entire neighborhood – to my listings.

Road Repairs Upcoming

We have marked the potholes and large cracks on our roads with spray paint.  We have a contract to repair the roads where they are marked.  The contactor will be starting sometime in September.
